Our Tenant Representation services are designed to meet your needs at any stage of the leasing process. Should your requirements vary from below or you’re not sure which service suits your needs please contact us.

 

Existing Lease review  $99 inc GST

  • Calculate rent reviews (including CPI rent reviews) from commencement of lease to now
  • Provide details on important dates within your lease
  • Advise of rent review method at exercise of option

Suitable for existing signed leases only. This package does not include information on rental rates, incentives or negotiation of any part of the lease. The Tenant Company will not have any communication with the Landlord or their Agent.

 

Market rent assessment $495 inc GST

  • Research market rental rates on one location
  • Provide details of market incentives (rent free) on one location
  • Other information as available such as vacancy rate, Landlord information

This package does not include negotiation or information on any lease or commercial terms. The Tenant Company will not have any communication with the Landlord or their Agent.

 

Commercial Terms Pre-Lease review $1,320 inc GST*

  • Review Heads of Agreement/ Offer to Lease prior to signing
  • Research market rental rates on one location
  • Provide details of market incentives (rent free) on one location
  • Check compliance with Retail Leases Act 2003
  • Ensure commercial terms are inline with what you have negotiated
  • Provide recommendations on other terms that should be included

Suitable for one new lease or lease renewal. This does not include negotiation of any part of the lease. The Tenant Company will not have any communication with the Landlord or their Agent or inspect said property. *Please note, this is not a legal review. It is our recommendation that you include a legal review of your lease by a specialised property lawyer.

 

New lease full service – please contact us for a quote

  • Develop a property brief suitable for your current and future requirements (size, location, timing, budget)
  • Deliver property brief to Landlords and Leasing Agents
  • Review list of options
  • Shortlist list of property options
  • Inspect shortlisted properties
  • Request leasing proposals of shortlisted properties
  • Provide market information (rental rates and incentives) on one location
  • Negotiate Heads of Agreement with Landlord and/or their Agent
  • Review lease document to ensure it includes commercial terms as negotiated in Heads of Agreement
  • Review lease document to ensure it is in compliance with Retail Leases Act
  • Provide recommendations on other terms to be included within the lease
  • Liaise with your solicitor on finalisation of lease
